BFT Gate Motor Replacement: The San Jose Owner’s Guide

If your BFT gate motor is dead, grinding, or moving the gate halfway before giving up, we replace it with a factory-matched BFT-compatible unit and typical installed pricing in San Jose runs $850 to $1,650 before any arm or hinge work. Most BFT motor swaps on swing gates take 2 to 3 hours on site, and we stock common BFT 24V replacement motors and control boards on the truck for same-day jobs. The way owners usually find us: the gate worked fine for years, then one morning it hums and doesn’t move, or the keypad beeps but the gate stays put. That’s almost always the motor or the control board talking to it, and BFT parts fail in fairly predictable ways we’ll walk through below.

One thing up front: Calder Gate Repair San Jose is an independent gate repair specialist, not affiliated with BFT. We work on BFT equipment daily because it’s one of the most common opener brands on San Jose driveways, from Willow Glen to Berryessa.

Which BFT Models This Applies To

BFT makes three main motor lines you’ll find on San Jose residential gates, and each has its own replacement path.

  • BFT Deimos series (Deimos BT A400, A600, and the older Aries) – 24V swing gate motors with an internal control board. If the board fails, the motor often gets replaced at the same time because BFT prices the board separately at a point where a full motor assembly makes more sense.
  • BFT Phobos series (Phobos N, Phobos NL, Phobos BT) – also 24V swing, heavier duty than Deimos, usually on longer or solid-panel gates. These motors are more rebuildable, but the capacitor and limit switch assembly tends to go first.
  • BFT LUX and IGEA sliding gate motors – 120V or 24V depending on the model year. Sliding gate motor replacement usually also means checking the rack and pinion wear, which on San Jose’s dry, dusty lots adds friction that kills motors early.

How to identify what you have: open the plastic cover and look for the silver BFT data plate. It’ll show the model (Deimos, Phobos, LUX, etc.), voltage, and a serial number. If the plate is faded or gone, we match by measuring the motor body length and the output shaft, and checking whether it’s a 24V or 120V system. That last part matters: installing a 24V motor on a 120V opener (or the other way around) is the most common BFT replacement mistake we see, and it fries the new motor within weeks.

On OEM vs aftermarket: BFT’s OEM motors are well built, but BFT’s US parts distribution has always been thinner than LiftMaster or FAAC. That’s why we keep quality aftermarket equivalents in the truck for the most common Deimos and Phobos motors, matched to the same torque and RPM specs. You get the same function, usually faster than waiting on an OEM shipment from Italy, and with our 365-Day Done Right Promise behind it. If your gate is under an active BFT manufacturer warranty, we’ll note that and help you work through the warranty path before you spend on aftermarket.

Signs Your BFT Gate Motor Replacement Is Failing

  • Humming, no movement. The motor is getting power but can’t turn the gate. Usually the capacitor on a swing motor or a failed gear on a slide motor. On BFT specifically, the Deimos capacitor is a known weak spot after 5 to 7 years in San Jose heat.
  • Gate starts, stops, then reverses. This is often the limit switch failing or the motor’s torque sensor reading resistance that shouldn’t be there. BFT’s obstacle detection on newer boards is sensitive, and a tired motor sends false readings that make the gate behave like it’s hitting something when it isn’t.
  • Motor cycles more than two times in an hour without you touching the keypad. That’s a control board issue, not the motor itself, but if the board is the weak link on an older Deimos, you’re often better off replacing the board and motor as a set so they’re both fresh.
  • Burnt electrical smell or visible scorch marks around the motor housing. This is overheating, usually from a gate that’s gotten heavier over time (hinges sagging, a heavier panel added years ago) or a 24V motor fighting a gate it was never sized for. Stop using the gate and disconnect power until a professional looks at it.
  • Gate moves slower than it used to, especially in the mornings. Cold weather in San Jose winters thickens the grease in old BFT gearboxes and a failing motor labors more when it’s cold. If it’s consistently slower at 45 degrees than at 75 degrees, the motor is near end of life.

Replacement Cost & What’s Included

For San Jose BFT motor replacements, here’s the honest picture before you call:

  • BFT-compatible swing gate motor (Deimos/Phobos class): $850 to $1,350 installed, depending on whether we’re doing motor-only or motor plus control board replacement
  • BFT-compatible slide gate motor (LUX/IGEA class): $950 to $1,650 installed, with the higher end typically including rack adjustment or partial rack replacement
  • Control board replacement as part of the same job: add $250 to $450, diagnostics always included at no charge

What drives the range: your gate weight and length, whether we’re working on a 24V or 120V system, how corroded the mounting hardware is (common near the Alviso side of San Jose where salt air is a factor), and whether the arm or rack needs surfacing. Every quote from us is a written price before any work starts, and that number is the number on the invoice. Parts and labor are itemized, and the 365-Day Done Right Promise covers the new motor and our workmanship. If the repair fails within a year, we return at no charge.

DIY or Call Us?

There are a couple of things you can safely check before calling: confirm the breaker hasn’t tripped, make sure the gate hasn’t come off its track or hinges, and check that nothing is physically blocking the gate’s path. Those are visual checks. Replacing a BFT gate motor is not a visual check. These are 24V or 120V electrical components wired into a control board, and a miswired motor can short the board, trip your house breaker, or worse. We regularly see DIY BFT installations where the wiring is reversed or the capacitor is wired wrong, and the repair ends up costing more than a professional replacement would have on day one.

What we tell San Jose owners: let us diagnose it first. The diagnostic visit tells you exactly what failed and what it costs to fix, in writing, before anything is committed. If you decide to tackle it yourself after that, the information is yours to keep. But if you’d rather have it done right and backed for a year, call (669) 666-6859 and we’ll send a trackable, background-checked tech with the right BFT parts on the truck.
