Photos tell the truth faster than any claim we could make. Below are real jobs from San Jose neighborhoods – Almaden Valley, Willow Glen, Evergreen, Berryessa, Cambrian – showing what the gate looked like when we arrived and what it looked like when we left. The point isn’t to show off clean work, although we’re proud of it. The point is that you can see exactly what a repaired gate in San Jose looks like before you ever pick up the phone.

Sliding Gate Off Its Track in Almaden Valley

BeforeBeforeAfterAfter
Before: Slide gate jumped the rail and wedged against the fence post. After: Gate rolling smoothly with a new roller assembly and realigned track.

The problem: A steel slide gate on a hillside property in Almaden Valley had pulled its rear roller clean off the rail. The gate weighed more than the original track rollers were ever rated for, and every open-and-close cycle was grinding metal on metal. The homeowner had been lifting the gate by hand for two weeks.

What we did: We lifted the gate back onto the rail with a floor jack, replaced the two worn rollers with higher-capacity sealed bearing rollers, and re-set the track brackets into the concrete with longer anchors. Then we adjusted the opener’s limit switch – the small sensor that tells the gate when to stop – so the motor stops driving at the right point instead of shoving the gate past the end of the rail. All of it was priced in writing before we touched a tool.

The result: The gate opens and closes with one hand, and the motor no longer strains at the end of travel. The fix carries the 365-Day Done Right Promise – if the roller or track fails within a year, Calder returns at no charge and makes it right.

Electric Gate Opener Dead After a Power Surge in Willow Glen

BeforeBeforeAfterAfter
Before: No response from the opener, no lights on the control board. After: New board installed and gate cycling perfectly.

The problem: A Willow Glen homeowner came home to a completely dead gate. No hum, no lights, no click. The control board in the LiftMaster opener had taken a hit when a nearby transformer blew during a late-summer heat spike. The gate was locked in the closed position, and the only way in was to release the manual disconnect – a small lever that frees the gate so you can push it by hand.

What we did: We tested incoming power first to rule out a tripped breaker, then confirmed the board was fried and the motor itself was still fine. We replaced the control board with a factory OEM part, reprogrammed the remote limits, and walked the customer through re-syncing their two existing remotes. The new board was quoted before installation, and the invoice matched the quote to the dollar.

The result: The gate was running again the same afternoon. If this repair fails inside 365 days, we come back free – that’s not a favor, it’s the Done Right Promise in writing, on every job.

Gate Opener Arm Bent and Hinge Ripped in Berryessa

BeforeBeforeAfterAfter
Before: Bent arm and torn top hinge on a swing gate. After: New hinge plate, straightened arm, smooth operation.

The problem: A swing gate in Berryessa had been hit by a delivery truck that backed in too far. The top hinge was ripped out of the brick pillar, and the opener arm had bent enough that the gate wouldn’t close the last eight inches. The homeowner had been tying the gate shut with a strap at night, which is a terrible feeling when you’re trying to let the dog out at 6 a.m.

What we did: We pulled the gate, welded a heavier top hinge plate to the frame, and re-anchored it into the pillar with epoxy-set bolts. The opener arm got straightened and re-aligned with the gate’s new arc. This was a Viking opener – the arm geometry on those is particular, and forcing it back into place would have burned out the motor inside a month.

The result: The gate swings true and the motor doesn’t fight the hinges anymore. The customer got a written price before work started, and the repair is covered under the 365-Day Done Right Promise.

Mighty Mule Opener Clicking But Not Moving in Evergreen

Technician using an angle grinder to repair a metal gate
Before: Opener clicks, gate doesn’t move. After: Capacitor replaced and gate operating at full strength.

The problem: In Evergreen, a Mighty Mule opener had started clicking when the homeowner pressed the remote, but the gate wouldn’t budge. That click is usually the start capacitor failing – the capacitor is the component that gives the motor its initial kick of power to get moving. Without it, the motor just hums and complains.

What we did: We confirmed the capacitor was dead with a simple test, replaced it, and then checked the motor’s full travel to make sure the capacitor hadn’t been covering up a second issue. The gate’s drive chain got cleaned and re-tensioned while we were in there. The whole job was quoted first, approved first, then done.

The result: The opener kicks on immediately, every time. And because Calder is factory-familiar with Mighty Mule, Ghost Controls, and seven other major brands, the parts and the repair carry a real warranty – not an “island of misfit parts” situation where we cross our fingers and hope.

Underground Sensor Loop Failing in Cambrian

professional repairing a cracked metal gate post with epoxy putty
Before: Gate wouldn’t reopen for exiting cars. After: New loop installed and cut cleanly into the driveway.

The problem: A Cambrian homeowner with a driveway gate noticed the gate would open for cars pulling in, but wouldn’t always reopen for cars pulling out. The underground sensor loop – the coil of wire cut into the driveway that detects the metal of a car – had been damaged by tree roots. The system thought the exit zone was empty.

What we did: We located the break, cut a new loop into the driveway with a concrete saw, sealed it, and re-tuned the detector to the right sensitivity. This is one of the least glamorous gate repairs we do, and one of the most common in older San Jose neighborhoods where mature tree roots run right under the driveway.

The result: The gate now opens reliably for every car, every time. No more creeping forward and hoping the sensor catches you. Same as every job: written price first, free second visit if it fails, and Nico’s name on the work.

Gate Hinges Sagging and Dragging in Naglee Park

Welder repairing a wrought iron gate hinge at a residence
Before: Gate dragging on the ground and chewing up the latch. After: New bearings and re-hung gate with clean clearance.

The problem: An older steel gate in Naglee Park had sagged so badly that the latch side was dragging a groove into the concrete walkway. The hinges had never been lubricated in years, and the bottom bearing had ground itself into powder. The homeowner was lifting the gate by the frame just to get it closed.

What we did: We replaced the hinge bearings, re-hung the gate with proper clearance, and then adjusted the gate opener’s closing force so it no longer slams or pushes against the sag. This one was a DoorKing opener, and the limit switches had been way out of adjustment for a long time – probably since before the gate started sagging.

The result: The gate swings freely with no dragging, and the opener isn’t fighting its own geometry. The customer said it’s the first time in two years the gate has closed without a shove. We wrote the price down before we started, and that’s the number they paid.
